Keys Collected on Our Latest Muswell Hill Renovation Project

This week, we collected the keys to our latest renovation project: a lovely Edwardian terrace in Muswell Hill, North London. It is a major milestone for AP Property and one we are genuinely excited to get moving on.

This is our second acquisition this month and, more importantly, it is our biggest project yet. We are working towards a projected end value in excess of £1.6 million, with a clear aim to deliver a home that stands out in the local market rather than simply following it.

The opportunity

The property is currently arranged as a three/four-bedroom, two-storey terrace with strong period character, generous proportions, and a lot of untapped potential. The plan is to transform it into a five-bedroom, three-storey family home through a full loft conversion, rear extension, and complete internal refurbishment.

The design approach is straightforward: retain and respect the Edwardian features that give the house its character, while introducing ultra-modern finishes, a stronger layout, and the level of specification today’s North London buyers expect. The aim is not to strip the property of its identity, but to bring the original architecture forward into a much more considered and contemporary family home.

A reputation-building project

For AP Property, this project is about more than adding another completed renovation to the portfolio. It is a reputation builder. We want this home to demonstrate the standard we are working towards as a business: well-bought, well-designed, properly managed, and finished with a level of care that is obvious from the first viewing.

Our wider vision is to keep building a development business known for taking tired, underused North London houses and turning them into high-quality homes with lasting appeal. We are focused on projects where there is genuine scope to improve the building, improve the layout, and create something that adds value to the street as well as to the end buyer.

We are really pleased to be starting this one and excited to show the journey from here. The next stage is getting into the detail, finalising the programme, and starting the process of turning the vision into a finished home.
